This diploma thesis deals with desigantion of usual price of ten residential units in Jemnice and Moravské Budějovice. Valuation is done with direct comparison and with comparative methody by valid price regulation. Constituent part of this thesis is analysis effect of location on the usual price of selected locality.
Rope center service building

A topic of this Bachelor thesis is developing a design documentation for a building of the Rope center service building, which is situated in a village of Vážany nad Litavou, near the town of Slavkov u Brna. The building is designed as a free-standing single-storey building, with basement. In the basement is a housing unit 4 + kk. On the first floor there is the background of the rope center. The housing unit includes a garage for two cars. In front of the building there are six parking spaces, one of them is for a people with reduced mobility. The dominant element of the building is a steel spiral staircase, located in the southeastern part of the building. This staircase allows descent to the area of the rope center. The exterior walls are designed from a 300 mm thick porotherm ceramic block and are insulated with 160 mm thick thermal insulation. The ceilings are reinforced cast-in-place concrete.
Factors affecting the price of real estate in the selected area

This thesis is focused on the factors affecting the price of real estate within the market valuation, specifically those which affect the market value of a building plots, family houses and housing units. There aren´t any publications with a comprehensive description of these factors currently. The main aim of this thesis is to define the main factors including their description and an influence on the price of real estate. Factors are divided into inner and outer factors and further into particular categories. Based on this division the analysis of the influence of the groups, categories and factors is carried out within selected types of real estate which is backed up by real examples of market valuations. Further on, the map of a preference of localities in the district Opava is worked out of the outer group of factors. There is also obvious the price level of real estate in this district which can serve as a valued basis for municipalities within urban and other planning. The result of the analysis of influence of the factors is the conclusion that on setting the market value of a real estate outweighs the group of outer factors, or else the influence of a locality in which is a real estate situated is outweighing over the particular real estate.

Object is a single-storey building and basementless. Entry to the building is on the northwest side. The main living rooms are located to the southwest. The property includes a garage of one parking space. Perimeter and interior bearing walls are designed from solid wood panels NOVATOP SOLID 124 mm. The roof construction is formed in part by wooden trusses and the second part of the lamellar glued wood beams GL28H. The house is covered with a shed roof, roof planes inclinations are 5 ° and 8 °.

The aim of this bachelor thesis is to elaborate the project documentation for execution of an apartment building in Pacov, located in the Vysočina Region. It is a non-cellar building with three above-ground floors. and main entrance to building. There are five residential units and common areas for the residents in the house. The vetrical loadbearing structures are made of concrete blocks with contact thermal insulation. The horizontal structures loadbearing structures and staircase are made of reinforced monolitic concrete slab. The roof consist of a flat roof with a pea gravel. Windows and door will be aluminium profile. The building has gas heating. There are thirteen parking places on the property.
Extension of the building on Husova Street in Slavkov u Brna

The subject of this bachelor's thesis is the assessment of the existing building of a family house and the design of a complete reconstruction, abovestructure and extention and its change to a multifunctional building. The solved building is located in a terraced house on Husova Street in the center of Slavkov u Brna. The building is divided into 3 functional parts, namely the rebuilt and upgraded part of the building, the demolished part of the existing extension and the newly designed part of the extension. The entrance to the building is secured by an underpass to an enclosed courtyard with additional parking spaces. The new condition has two floors, a residential attic and a partial basement. There is a hairdressing salon on the first floor of the converted part of the building. In other parts of the upper floors there are four residential units. In the basement there are warehouses, cellars, hygiene, utility room and relaxation room with sauna and shower. In the rebuilt part, the original load-bearing system made of mixed masonry and wooden beam ceilings was preserved. In the built-up part, a reinforced concrete monolithic ceiling and ceramic fittings are proposed. The supporting system of roofing with a mansard roof is made of a wooden truss and steel central beam. Concrete blocks in the basement and ceramic fittings for the above-ground floor are connected for the load-bearing structures of the extension. The rigidity of the structure is ensured by reinforced concrete monolithic wreaths, ceilings. The roofing of the ports is solved by a single-skin roof over the stairs and a double-skin countertop roof over the housing units. Thermal insulation of peripheral structures is the subject of the ETICS contact thermal insulation system. The facade on the south side facing Husova Street will be renovated to its original condition.
